Gary Petersen (GP) opened the meeting. The November minutes were approved.
Jim Curley (JCP) said only minor repairs were reported during the month. A new door has been located for 109 and will be installed as soon as arrangements have been made with the homeowner.
Attorney Billy Weaver has sent a letter to the homeowner with the French Doors. After repeated attempts to get the French Doors removed and a garage door installed this matter has now been turned over the courts. All costs associated with this matter will be the responsibility of the homeowner.
No parking in the visitors only spaces has improved, but continues to be a problem. Therefore, cars will be towed from this point forward. JCP is making repeated trips to our community and those in violation will be notified and/or their vehicles will be removed. All costs associated with this process will be the responsibility of the homeowner.
GP talked with the landscaper and was advised that the retaining wall and planting of shrubs at the end of the units on Nashboro Greens Court and Nashboro Greens Way will be started on the 8th of December, weather permitting. GP also reported a tree needs to be planted in front of 107.
Painting and caulking of the units in Phase One started on December 4th. Apparently we have “invisible” caulking, so there is not as much new caulking to be done as first expected. This should save us some money. Painting and caulking will continue weather permitting all this week.
The Annual Meeting will be held January 18, 2007 at 6:30 PM in the snack bar area of the Nashboro Village Golf Club. JCP will be sending out announcements along with a copy of the 2007 proposed budget to all homeowners in the next few days.
The Board approved the Proposed Budget to be presented to the homeowners at the Annual Meeting. Association Fees will be increased to $99 per month starting on January 1, 2007.
There are still a number of residents who are not putting their garbage cans either in their garages or iin the back of the condo in a timely fashion. Fines will be levied against these homeowners. The Board approved raising the fines as follows: first offense a letter will be sent, second offense there will be a $25 fine, third offense a $50 fine and a fourth, or more, offense will be a $100 fine. These fines will be per infraction.
Fran Oroson (FO) reported the nominating committee met, an e-mail was sent to all homeowners she has an e-mail address for, and she has received one reply. Several names have been given to her and she and/or GP will be contacting these homeowners in the next week or two. Nominations will also be taken from the floor at the Annual Meeting.
Mindy Schwartz will be forwarding pictures of The Greens to Jim Grinstead (JG) for publication on our website: www.nashborogreens.com. JG will be checking the number of people visiting the website and will report via e-mail to the Board.
GP handed out a spread sheet showing expenditures for The Greens during 2006. FO said she would go through these expenses and summarize them for the Annual Meeting.
The pipe protruding from the ground behind the condos on Nashboro Greens Court is a gas connector. JCP and the Nashville Gas have been out the check this pipe. It has to remain. The gas company said they could perhaps bury it some or extend it out of the ground more. JCP said we did not want it to be higher. We want it either lowered or something planted around it so it would be less of a possible hazard for the residents in that area, and also to make it less of an “eye sore”. Nashville Gas is liable for this pipe.
