Present: Anthony Miller, Fran Oroson, Gary Petersen, Justin Sauer, Bob Wolfgang, Jim Curley
Gary Petersen called the meeting to order. The October Minutes were approved.
The Monthly financials were reviewed and accepted. A number of the delinquent accounts have been turned over to the attorney and letters will be sent. Upcoming expenses were discussed, and the Board asked Jim Curley Properties to see about setting dates for the work to begin on: pressure washing all units, repairing the most damaged gutters, cleaning all gutters and replanting of trees.
It was also discussed and approved that an audit is to be done as soon as possible after the first of the year. Although the books are believed to be in good standing, it is time to have an audit done.
Sue Wheeler, Nominating Committee Chairman, submitted the list of residents who said they would be interested in one of the three positions that will be open on the Board at the Annual Meeting. They are: Darlene Collins, Cheryl Rutherford, John Sanzo, Joey Supak, and Bob Wolfgang. Anyone else who would be interested should contact Sue Wheeler, one of the Board Members or submit their name at the Annual Meeting.
Jim Curley reported that he has been in contact with the vendor who will be pressure washing all of the units, and this work is being scheduled.
The reserved parking signs should be available and installed before the end of the year.
Because of the excessive expenses The Greens has been faced with in 2010 and the upcoming large expenses it was discussed and agreed by the Board Members that the association fees would need to be increased by $5.00 per month in 2011. Jim Curley Properties will include this in the budget for 2011. The proposed budget will be sent to all residents prior to the Annual Meeting, January 20, 2011. This is the first time the association fees have been increased since 2008.
There will be no Board Meeting in December. However, if items come up that need to be discussed, a meeting will be scheduled.
