Gary Petersen (GP) opened the meeting. October Minutes were approved as written with no changes, deletions or corrections.
Jim Curley (JCP) distributed copies of the following:
- Letter from William Weaver, Attorney, to the owner of 142 regarding the French doors which should be replaced with a garage door. This has been an ongoing concern with numerous attempts to get this resolved without going through an attorney; however, the homeowner has not responded to previous attempts.
- Response to the Board’s list of concerns after “walking” the property on July 12th. The concerns have either been taken care of or are scheduled with a contractor.
- Letter to be sent to homeowners regarding the parking signs in the visitor areas. The Board requested that JCP also add to this letter the following concerns: garbage cans not being put in garages in a timely manner, pet owners not cleaning up after their pets and/or not keeping their pets on a leash; and the result of the vote on the use of our condos as investment property.
- Attorney Weaver’s letters to homeowners who are severely delinquent in paying their association fees. Mr. Weaver’s next step would be to file legal action with the Davidson County Court.
JCP distributed Envior-Scapes’ proposal for building a retaining wall and repairing turf at the end of Nashboro Greens Court and Nashboro Greens Way. The Board approved the proposal and gave JCP the okay to have this work done.
JCP reported that 13 trees had been replaced and/or planted in our community. There is still one more tree to be planted. Now all of our condos have a tree in the front of the unit, as specified in the builder’s contract.
The area behind Building Two has been cleared and will be easily taken care of by the landscapers next year.
Jim Grinstead (JG) was asked about the pictures Mindy Schwartz sent to him for the web-site. Due to computer glitches, JG did not receive these pictures. GP will ask Mindy to resend these pictures.
Fran Oroson (FO) reported that the nominating committee will be meeting on November 9th. She will report to the Board after this meeting.
FO reported she had spoken with the owner of the condo regarding children playing basketball in the street. The children in our community were very polite and will speak to the other’s who come to play with them.
The pipe in the back yard of the condo on Nashboro Greens Court is a gas pipe. It should have been cut off and capped at the time the condos were completed. Jim Curley will check with the gas company to see about having that done.
After discussing the response and satisfaction of maintenance, GP requested that JCP use Donny Bear as a first choice, then use J&K Builders. The timeliness and work satisfaction has been more favorable with Bared.
JCP was asked to check into the cost of painting Phase One buildings. There is not much that needs to be painted, but some of the arches above the doors appear to need some attention soon.
JCP was asked to bring a summary of the expenses The Greens had during 2006. It is time to start preparing for the Annual Meeting. The Board is to gather information for this meeting.
The next meeting will be December 7th at the home of Gary Petersen. Meeting was adjourned.
