Board Meeting

Attendance: Lyle Fuson, Fran Oroson, Gary Petersen, Jim Curley. Absent: Deborah Montgomery, Amy Watson

The meeting was called to order by Gary Petersen.

Jim Curley, of Jim Curley Properties, reviewed the September Financial Statements. We are in good standing at the present time. Hopefully we will not have to increase the association fees for 2008.

We continue to have eight delinquencies: Jim Curley read a letter from one delinquent resident asking for understanding. Although the Board can sympathize with this homeowner, it cannot make different rules for one homeowner over all the others. The back Association Fees will have to be brought current. The bankruptcy proceedings are progressing with one homeowner and when settled the back association fees will be brought current. Our Association Attorney has sent out two letters regarding delinquent fees, indicating we will move forward as the law permits to collect these fees. Four other delinquencies continue to be repeat delinquencies. The total due in delinquencies as of October is $8,416 plus penalties.

All repairs that have been made known to Jim Curley Properties and/or the Board have been taken care of. No major repairs are known of at the time.

Jim Curley reported that he has talked with the termite contractor and questioned what has been done, when was it done and why is the contract so expensive. This is the last contractor we have carried over from the previous property manager, Ghertner. Jim will be shopping around to see if we can’t get a better deal.

We have lost many of the trees we planted in the spring due to the cold spring and hot dry summer. These trees will have to be replaced; however, this time the homeowners will be advised that it will be their responsibility to water the trees until they have a good start. The Association cannot afford to continue replacing trees without the help of the residents. We will plant once again, then if the tree does not live due to lack of water, the homeowner will be responsible for replacing the tree with another tree acceptable to the Association. Jim Curley suggested we wait until spring to replant, to see if they made it even though they currently look dead.

Garbage cans continue to be problem. The CCR’s state the garbage cans are not to be visible from outside. There are a number of residents who are not putting their garbage cans in the garage making our community look less than desirable. Jim Curley will start issuing fines to all offenders. Fines will be given out for every week the garbage cans are left out.

Lyle Fuson was nominated the Chairman of the Nominating Committee. He will ask two homeowners to help him nominate people to run for positions on the Board. Fran Oroson and Gary Petersen are up for re-election in 2008 as their two year terms are up.

The Annual Meeting will be the third Thursday of January 2008. Jim Curley is working on the budget for 2008. The budget and notice of the Annual Meeting will be provided as stated in our CCRs.
