Attendance: Terry Emery, Jim Grinstead, Matty Mathisen, Fran Oroson,
Gary Petersen, Jim Curley

Gary Petersen (GP) opened the meeting. Matty Mathisen (MM) made the motion that the September Minutes be approved as written with no changes, deletions or corrections, Jim Grinstead (JG) seconded the motion. Motion was approved by all.

Jim Curley (JCP) distributed the September 2006 Financial Statement. We have four home-owners who are delinquent in paying the association fees totaling $2,680. Two have been turned over to our attorney for collections, which will create additional expenses for these homeowners.

The invoice for the re-roofing of building one has been paid. The final invoice was $23,098.31, a little higher than the estimate due to the additional sheets of plywood that were needed to repair the roofs. JCP distributed the September/October maintenance list of four calls. JG thanked JCP for the list, but asked for the walk through completion list. JCP will be sending this to the Board, only one item from this list still needs to be addressed.

The no parking signs should be installed the week of October 9, 2006. Once these signs are up, JCP will be sending letters to all residents letting them know we will start towing vehicles parked in the visitor spaces who are not visitors. First residents who are illegally parking in the visitor spaces will receive a warning, the next time their car is found in the visitor space it will be towed. MM asked JCP if he only drove through the property during the day. JCP reported he drives through the property later at night several times a month. The Board will have to help monitor this infraction of the CCRs. It is understood that there may be a number of unhappy residents; however, the Board is following the CCRs. There will be a reminder at the end of this letter that pet owners are to clean up after their pets. There is a city ordinance mandating pet owners clean up after their pets and it is time that The Greens starts enforcing this ordinance. JCP is going to check with the local police precinct to ask them to patrol our area.

Attorney Billy Weaver has reviewed the Board’s recommendation regarding renting/leasing of our condos. Letters with ballots have already been sent out for the homeowners to vote. These ballots are due back by October 20th. JG is chairing this committee.

The picnic, although there was a very small turn out, was fun for those who turned up in Fran Oroson’s (FO) garage. It was suggested that next year we have a contingency date, so if it rains, as it did this year, we have a second date for the picnic. JG asked what we should do with all the hot dogs, hamburgers, buns, chips, etc. left over from the picnic. FO suggested that we donate it to a charity group. It was unanimously agreed. JG will check with the Teenage Crises Center to see if they would like this food.

Estimates for the landscaping problems behind building two came in between $675 and $500. FO made a motion that Allen Weatherly ($500) be hired to clean up this area and MM seconded the motion. Motion was approved by all.

GP reported the Annual Meeting will be held at the Nashboro Greens Golf Course’s clubhouse. The date set for the Annual Meeting is January 18, 2007. A letter will be sent to all home-owners at least two weeks prior to this meeting. Three board member positions will be voted on at this meeting. Terry Emery (TE) announced that he will not be running for office again and MM reported he would like to run for office again next year, but it would depend on when the meeting were held due to his work schedule. FO was appointed to be the chairperson of the Nominating Committee. The Nominating Committee, according to the CCRs, is to have one Board Member and three residences. At the picnic two homeowners said they would agree to be on the Nominating Committee. FO will contact these individuals and report back to the Board in November.

Something needs to be done about the garbage cans that are not being put in garages in a timely fashion. The CCRs state garbage cans are not to be seen from the front of the condos. The same homeowners continue to be the problem.

The Board voted to have landscaping done at the end of Nashboro Greens Court and Nashboro Greens Way. JCP brought in estimates and the Board voted to go with an estimate of $1,450.

MM brought up the basketball hoop some of the teenagers are using. He reported the kids are playing in the street and causing some residents to have to wait until they get out of the road. FO commented that this area is closest to our condo and that she has never had any trouble with these kids, they had always been most polite. JG, GP and JCP said they had never had any encounters with this area. MM reported that one of his neighbors said one of the players had followed her home and was less than polite to her. FO said she would talk to the family.
