August financials were reviewed and approved. Jim Curley to check on potholes covered at entrance.
There are over $8,000 in delinquent homeowners’ fees. A letter was sent to one homeowner regarding delinquent association fees but was returned. Jim Curley is following up to locate new address to forward letter. One homeowner has been in bankruptcy for over 1 year. Jim Curley will follow up on status of bankruptcy. Delinquent letters were also hand delivered to two additional homeowners.
A bill for $2,500 was submitted to Morris properties for removal of the French doors on former model unit and replacement with garage door. They have 31 days to make payment for this work.
Speed bumps have been placed in the community. One more set has been ordered to install between the first two phases. The Board has received positive feedback from residents regarding the slow down in traffic and reduction in thru traffic.
Jim Curley reported that power washing of Phase 2 units and painting has been completed.
Unit repairs passed to Jim Curley for follow-up: Unit 141 reports leaks – unable to get in contact with homeowner to date. Unit 135 reports roof leak in garage – maintenance called for follow-up. Unit 12? – additional gutter and downspout installed to alleviate overflow of water through sliding door. Unit at top of hill on left – Extend drain at unit to sidewalk as it is washing out during rain
Homeowners have asked how renters learn of the community by-laws. Gary Petersen advised that renters receive a copy of the CCRs from the homeowner and they are also posted on the Nashboro Greens website (www.nashborogreens.com).
The steel rods at the second entrance have been removed. These were previously reported as a hazard.
Jim Curley and Gary Petersen are to review termite contract to confirm servicing schedule.
Thanks to all who attended the annual Nashboro Greens picnic. We had about 25 people in attendance. Cost was $103. Thanks to Fran Oroson for use of her kitchen and grill as well as securing donations to reduce costs. Please thank local businesses also for donating door prizes, Papa John’s Pizza, and Joey for CDs, and to Razz’ Restaurant, Food Lion, and Aldi for donating picnic supplies.
