Board Meeting

The meeting was called to order by Gary Petersen.

Old Business:

Jim Curley, of Jim Curley Properties, reviewed the June Financial Statements.

There are seven unit owners on the delinquency list: 2 have received letters, 1 demand letter has been sent, 1 has received a demand letter, 2 have been turned over to the attorney for collection and 1 is in bankruptcy. Three unit owners are still paying only $90 in association fees, they will be put on the delinquency list and will be sent letters again, then turned over to the attorney for collection.

There are no unusual expenses during the month of June.

Several units continue to have problems with their gutters, these were cleaned.

A number of “visitor signs” have fallen over. Jim Curley advised that these would be taken care of on Monday, July 23, 2007.

Termite control system has been installed in Phase II. Amy Watson said a number of these traps were not put into the ground low enough and the lawn care people ran over them causing damage. Jim Curley will have the traps replaced. Gary Petersen said he doesn’t think the termite contractors are checking the termite traps in Phase I. Jim Curley will have the termite contractor put a notice on the unit doors when he inspects.

The landscaping and curbs at the top of the hill are to be completed by Vastland now that the construction beyond The Greens is complete. Gary Petersen will continue to monitor this work.

Jim Curley is still taking bids for power washing the units in Phase II. Hopefully a contract will be completed by the August Meeting.

New Business:

There are a number of dead trees. The Association planted trees in the Spring, then we had the “cold snap” and a number of the trees died. The Association will plant new trees again when we can expect more rain to water them. However, when the next time trees are planted, it will be the responsibility of the unit owner to make sure the trees are water until they get a good start. If the tree dies, it will be the responsibility of the unit owner to replant a like tree.

A unit owner asked if he could paint his front porch. The Board vetoed this request. It was discussed and decided that we wanted the units to have a uniform look from the street, if everyone decided to paint their porch a different color we would lose the continuity of our community.

This year’s Block Party will be September 15th, with a rain date of September 22nd. Fran Oroson volunteered to contact the grocery stores in the area for contributions for either food or paper products.

There was a sink hole at the entrance of Phase I which had to be repaired. It is believed it was caused by rain water bypassing the sewer system and undermining the road. The drain was repaired by replacing the grout around the pipes.

Speed bumps were reviewed and it was decided that we would have them install in The Greens. We will start out with six speed bumps. It is regretful that we have to have these installed, but we have a number of residents who are not respecting the speed limit in our community and have created a dangerous situation. We have already had one resident hit by a car. These speed bumps will also help slow down any cars coming from The Fairways once the road is opened at the top of the hill.

There is some erosion happening behind the last three units built. Jim Curley will review this problem with the landscapers to see what can be done before it becomes a more serious problem.

Fran Oroson will check with Deborah Montgomery about the newsletter to be sent to the residents of The Greens.

Amy Watson was welcomed as our newest Board Member.
