Board Meeting

There not being a quorum in attendance, no matters requiring voting were discussed.
Jim Curley, of Jim Curley Properties, reviewed the monthly financial statements. There were no outstanding expenses. Repairs to units and the common area are within reason. The Board received an e-mail advising wind damage to unit 187, this was forwarded to Jim Curley and he has already contacted someone to repair the damage. Another e-mail was received regarding soil erosion under a driveway and walk area. Jim Curley has also made arrangement for this to be taken care of as soon as possible.
The sink hole behind unit 132 is continuing to grow. Jim Curley had J&K Construction look at the sink hole and give estimates on how to correct the problem. The Board agreed that filling the sink hole and putting a mat over it would be the best way to go at this time. The sink hole was caused by the dry hot summer we had in 2007.
Parking has become a problem again. Residents are again using the visitor spaces for their own use. This is against CCR rules and cannot be accepted. One car was towed and more will be if parking continues to be a problem.
Garbage cans is the only other real problem the community is having. The CCR’s state garbage cans CANNOT be seen from the street. Fines will be issued to those residents who continue to ignore the CCRs and detract from the street appeal of our community.
Nashville Pest Control (NPC) will be our new termite control vendor. This has been discussed in the past board meetings and at that time it was agreed that NPC should be hired. Jim Curley will contact them.
We lost a number of trees in the community last summer and they will have to be replaced. It was decided that we would wait until Spring to see how many trees really were lost.
Gary Petersen brought up the subject of having gutter guards put up. This could not be voted on; however, Jim Curley was asked to get some quote for the next meeting.
The Annual Picnic will be September 13, 2008 with an alternative date of September 20th should it rain on the 13th. More information will be available as the date gets closer.
One of our residents has requested we start a “Neighborhood Watch”. This subject was tabled for the next meeting when the other board members are present.
The Board had voted to have meetings every two months, so our next board meeting will be April 17, 2008 at 6:30 PM.
