The Annual Meeting for The Greens Homeowner’s Association was called to order by Gary Petersen at 7:07 PM on Thursday, January 17, 2008. A quorum was not present; twenty-two were required for a quorum and there were 15 present and/or sent in a proxy. Therefore, the budget was approved as sent out the homeowners and Gary Petersen and Fran Oroson were appointed to continue as Board Members for the next two years.
Gary Petersen reported we have $6,968.96 in delinquent fees outstanding. All of these delinquencies are being handled by Jim Curley Properties and have been or will be turned over to our attorney for collection.
In 2007 maintenance fees were $23,995.44, this figure includes all building and common area maintenance fees. Speed bumps were installed in 2007 and feedback has been positive from the homeowners.
Jim Curley Properties, with the approval of the Board, has given Metro Police to authority to come on to The Greens property when necessary. Cars parked illegally can be and will be towed either by the police or a towing services hired by Jim Curley Properties. Parking has again become a major problem and it was decided that towing has become necessary for violators.
The Board was asked when The Greens would have pool access. The Board advised that this is not an option, the residence voted to end the contract with the Walton Group. Not only has The Greens ended their contract with the Walton Group, all the other condo associations in Nashville Village have terminated their contracts with Walton.
Lawncare was reported as not being satisfactory to some. The condos built in Phase Two have never had grass planted in the back yards. This is something that was suppose to have been done by Greenvale; however, since this did not happen and isn’t going to happen, the Association will have to address this problem in the Spring.
A new website is being planned which will be more user friendly and will allow residents to write to the Board. More information will be coming regarding this website.
Gary Petersen announced the Board will be looking into installing gutter guards in the condos facing the golf course. They will be the first to get the gutters as they have the most tree/leaf problems.
Jim Curley Properties was asked to check into who is responsible for the upkeep of the mail boxes. Some of the boxes for packages no longer lock and mail has been misplaced.
The Annual Meeting was dismissed as 8:14 PM with the Board thanking those who attended and/or sent in a proxy.
